Maryland homeowners know full well the purpose of a warranty; to serve as an added layer of protection against materials and services that are not up to par. It allows homeowners to approach their vendor or manufacturer for remediation, especially for something as vital to daily life as roofing in Maryland.
Speaking of roofs, GAF offers warranties for their roofing systems. According to them:
What Are The Chances Of Having A Problem With My New GAF Roof?
Based on our state-of-the-art manufacturing process, the odds of having a problem with a new GAF roof are minuscule. On the other hand, while serious problems with GAF roofing materials are rare, if you were to have a problem, it can be as expensive to fix as your roof originally cost. So while the risk of having a problem is low, the cost if you do have a serious problem can be high.
GAF also offers a suggestion when it comes to searching for a good warranty:
What Should I Look For In A Roofing Warranty?
Basically, there are two types of coverage that you should ask your contractor about: coverage against manufacturing defects in the materials and coverage against workmanship errors.
The building manufacturer offers three warranty systems: Base, Better, and Best. Each of them cover materials and workmanship in their respective ways:
Material coverage
Base provides 100% coverage for materials and cost of installation labor for 10 years, while Better and Best cover materials for 50 years and installation labor costs for the lifetime of the roofing system. For GAF’s 3-tab shingles, Base covers materials and installation for three or five years whereas Better and Best cover the two for 25 or 30 years.
Workmanship coverage
Warranties apply to conditions like coverage period, misapplication of certain flashings, installation by GAF-certified contractors, and disposal and tear-off costs. Base has no coverage. Better covers workmanship and misapplication based on the contractor, and then applies to installation and tear-off costs. Best applies to all conditions, and workmanship and installation for 25 years.
