Roofs are designed to shed water without any pooling or any other problem. This is what you should expect right after your siding and roofing professional has finished installing your new roofing system.
Your roof protects your home from the elements, and its exposure to those elements is also the reason for it to age. Roofs differ in the way they age, as different factors play a role. However, there are some observable phenomena that you can compare. Some of them are indicative of normal wear and tear and do not necessitate any action. There are some, however, that mean you should observe more closely and call a professional to figure out whether there is a need for repairs or replacement.
Some of the normal processes of aging that shouldn’t concern you include:
Loose granules after installation. Granules provide your shingles protection from the weather. During installation, and perhaps a few days after, you’ll find loose granules in your gutters and downspouts. This is normal and you shouldn’t be concerned.
Slight curling. Over time, your shingles may lose some of their elasticity and begin to shrink a little, so slight curling is something you should also expect.
Minor cracks. Minor cracking is also a part of the normal roof aging process. Your siding and roof contractor will likely tell you it’s normal. These cracks are usually invisible from afar.
Dark-colored streaks. Algae sometimes grow on a roof, especially in areas with plenty of moisture. Algae won’t affect your roof’s ability to protect your home from water, so don’t panic.
Fading. Your roof is exposed to heat and cold, moisture and debris 24/7. Some fading is part of its life span.
There are some signs, however, that point to the need for attention from you and your vinyl siding and roofing contractor:
Deep cracks. If the cracks are deep enough to be easily observable from the ground, they might reach the fiberglass backing. If the fiberglass mat is exposed, leaks are not far behind. Have a pro check on your shingles.
Open blisters. Closed blisters are fine, but if they’re big and open, they will lead to water penetration. Such blisters are typical of shingles that are baked from underneath, so your attic ventilation may be a problem. They may also result from installation mistakes, so contact your contractor.
Buckling or distorted shingles. Another problem that may be caused by installation mistakes, buckling or distortion is something you should take seriously.
Excessive granule shedding. This may be the result of a manufacturing defect if your roof is reasonably new. It’s also a common sign of a roof that’s reached its maximum age. The absence of these granules makes your roof less effective at protecting your home from heat and wetness. Call your contractor before a leak develops.
